Why 1428 Brickell deserves a place in your ultra-luxury asset analysis in Miami

The Residences at 1428 Brickell brings together the three factors that define the highest-appreciation assets in ultra-luxury real estate: a world-class design signature (Arquitectonica on the architecture and ACPV, by Antonio Citterio, on the interiors; the studio behind the Bulgari hotels), institutional financial backing (a $565M loan led by J.P. Morgan), and scarce product (195 units across 70 floors, with 60% sold as of November 2025).

That combination is uncommon in Brickell and is why I consider it one of the most interesting ultra-luxury projects on the market today for the wealth-focused investor. Like any preconstruction purchase, its final outcome depends on execution, delivery and the market at the time of resale.

For the high-net-worth international investor, this is a highly sophisticated project with construction financing already closed. The question is whether it fits your strategy and whether availability still exists at the level you want.

What sets 1428 Brickell apart as a benchmark project on the global market

→
Antonio Citterio (ACPV): interiors with a Bulgari pedigree

ACPV Architects, by Antonio Citterio and Patricia Viel, designs the Bulgari hotels in Rome, Milan, London, and Dubai, a benchmark in luxury hospitality design. At 1428 Brickell, ACPV signs the interiors, while the tower's architecture is by Arquitectonica.

→
$565M construction loan: J.P. Morgan and Sculptor

The $565 million construction loan, with J.P. Morgan as senior lender, Sculptor Real Estate as junior and JLL as structurer (Commercial Observer, November 2025), is a signal of institutional confidence in the project. A closed loan is not a substitute for analyzing the developer, which is why I always evaluate it alongside Ytech's delivery record.

→
195 units across 70 floors: low density

The unit-per-floor ratio is extraordinarily low for Miami. Fewer neighbors with more height means greater privacy, higher per-capita exclusivity of amenities, and a residential experience closer to a vertical private villa than a conventional condominium.

→
Active solar tower: the first of its kind in Miami

1428 Brickell is the first ultra-luxury building in Miami with integrated active solar tower technology. This raises the building's technical profile and its appeal to international buyers who value sustainability as part of contemporary luxury.

→
60% sold as of November 2025

Having 60% of units sold before delivery (Commercial Observer, November 2025) is a signal of demand for this product. The remaining units are limited, and their availability and pricing are confirmed directly.

Ytech and Yamal Yidios: who is behind 1428 Brickell

The Residences at 1428 Brickell is developed by Ytech, a group led by its founder and CEO, Yamal Yidios (Commercial Observer, November 3, 2025). Forbes Colombia describes him as a Colombian engineer originally from Cartagena and reports that Ytech has developed more than 7,000 apartments in the United States (Forbes Colombia, January 2023). That figure comes from the company itself, and the article does not name the buildings.

Verifiable financial backing. In November 2025 Ytech closed a USD 565 million construction loan, with J.P. Morgan as senior lender and Sculptor Real Estate as junior lender. Commercial Observer reported 195 residences across 70 floors and 60% presold (Commercial Observer, November 3, 2025).

What is still undocumented. In the public sources I reviewed, I did not find a list of buildings Ytech has delivered, with delivery years. It is the data point that weighs most when evaluating a developer, so I request it as part of the documentation before recommending a reservation, together with the general contractor, the construction schedule and the deposit terms. To compare this tower with another in Downtown, see Waldorf Astoria Residences Miami. If you decide to move forward, I connect you with my team of attorneys and tax advisors before you sign.
